Respected Mr. Kaisrani,
My family in Pakistan has recently bought ready to move Safari villa in Lahore, but the condition of the accessories is very bad specially cabinetry and doors.
They also told me problems about floor level of bathrooms and hanging wires every where.
In short there is a list of problems need to be fixed before move in.
They have been running after Bahria management from last one month but they even failed to meet the maintenance in charge Miss Maria.
This is preventing my family to move in hence loosing the advantage of buying ready to move in house.
We are not only extremely upset about this attitude of Bahria official but it is simply not possible to visit Bahria town on daily basis for employed persons.
What you kindly suggest me, how should I proceed?

Clarity of thought is an important thing and it helps to resolve the issues without wasting much time and energy.

First of all I am sorry to disagree with you that a "ready to move in villa" bought by your family was NOT a "ready to move in villa". Otherwise your family would have been moved in it without thinking any thing else. These things should have been checked before making any decision.

Secondly there is no possibility that Bahria Town will consider of a complaint of any Villa seriously if there is no practical living problem in it. Practical living problem can only be checked if some one is living in it. If some one is staying in it then there is no chance that your problems will NOT be addressed. You may contact Safari complaint office at 5341646 and 5341647. They will issue you a Complaint No. Generally they visit on same day and fix the problem. Certainly you should not expect from them to fix the level of water by changing all the washroom tiles. But they will fix doors and wires etc etc. These things can be fixed by registering a complaint only on phone. No need of meeting any one in this regard. One of our problems is that we try to meet high officials for every thing.

When a family starts living over there then you can put your complaint of wash rooms levels and other big issues. You will have to wait for your turn.

I think that your expectations are very high and these expectations are hurting you not Bahria Town.
Yes! Bahria Town Management is careless, non-committed, cheater, and whatever we say is right but we should also see in ourselves as well. There are hundreds residents living here who have bought their villas on more high price than you and me. We want Bahria Management should leave every one and set our villa first.

I know that you will not like my views but as you have asked me so I am giving honest views and the solution of the issues. It is upon you whether you keep on cursing Bahria Town and fedding up yourself for more few months (and nothing will happen to Bahria) or try to resolve the problems. As I mentioned all of petty problems will be resolved as and when you start living there. When you move in then you can apply for fixing up any thing else. Certainly you will have to wait for it. It may take six months as we residents take disadvantage of this service. When a team starts working over there then we want to change every possible thing with new one. In this situation a three days work extends to two weeks work for a villa. When a resident applies for it, Teams related to their work will visit for an estimate. If a resident is not available then how will this process be completed. Their office timing are 9am to 4 pm and they can visit any time suitable to them during their office timing but we want them to come when we have spare time to visit our villa. Bahria is spending about Rs.200,000/= for resetting of a villa. For this amount they have to make a survey, estimate and an approval. We should understand these matters.
I do not think that your family consulted with Bahria office before buying a villa from the market. I am sure they had not made any commitment for resetting your villa. You have saved a good sum to get a villa even though it was not in a good shape. We shall also consider that the owner was fully satisfied when he got possession of this villa from Bahria Town. If an owner is not satisfied then he/she will not take a possession. Who agrees to get a possession of an incomplete villa. Your family was also satisfied when they bought this villa.

I have provided this detail as I wanted to save you and your family from more pain and problems as I can feel it. I believe many of our problems can easily be solved if we start thinking other options as well.

The solution of your problem is:

1. Move into your villa if it is ready to move. Otherwise confess it with yourself that you made a mistake and your villa was not ready to move. This confession will help you to see things in reality instead of cursing others.
2. If you are not satisfied with Bahria Management, the place and system, please sell it. I am sure that you will be able to sell it without bearing any loss. Then try to find out some other house which should not have these problems in it.
3. If you have bought this villa for an investment purpose and want to rent out then please do not waste much time in contacting Bahria Town. Just hire private Mistree and labour and make necessary fixings. Your villa will start giving you a good income. The family living on rent will NOT allow Bahria Town to do TOOR PHOR of wash room levels. So no need to apply for resetting of your villa.
4. You can easily get every kind of labour and Mistree within Safari Villas but again you need to be there during work within your villa so that things can be done properly.
5. In short NOTHING CAN BE DONE UNLESS you make yourself clear. The bottom line of clarity of thought is that SOME ONE NEEDS TO BE THERE.
